Your finance questions answered

What is an SMSF loan?

An SMSF loan allows your self-managed super fund to borrow money to purchase an investment property. The property is held in a separate trust and must be for investment purposes only – no personal use is allowed.

Can I live in a property purchased through my SMSF?

No. Properties bought with an SMSF loan must be for investment only. You or any related parties cannot live in or personally use the property, even temporarily.

How much deposit does an SMSF need for a loan?

Typically, lenders require your SMSF to have at least 20 – 30% deposit, plus enough available funds to cover legal costs, stamp duty, and ongoing expenses. Lending criteria for SMSF loans are stricter than standard loans.

What types of properties can an SMSF buy with a loan?

Generally, SMSFs can buy residential or commercial investment properties. However, vacant land, off-the-plan properties, and construction loans are often restricted or not allowed under SMSF lending rules.

Is getting an SMSF loan more complicated than a regular loan?

Yes. SMSF lending involves strict legal and compliance requirements. It’s essential to work with a mortgage broker experienced in SMSF loans, along with a qualified accountant or financial planner, to ensure the structure meets ATO regulations.
